Appreciation

Appreciation is the tendency for real estate prices to go up over time.

While many folks when looking at stats on appreciation rates will use median sale price or average sales price, my preference is to use median price per square foot. I personally think this gives a more accurate picture of what is going on since it takes into account the size of the properties being bought and sold.

Northern Colorado Appreciation Rates Last Year

The following chart shows the change in median sales price for that city from 2017 to 2018.

It includes all 1 unit homes including attached (condos and townhomes) and detached (free standing single family homes). It does not include duplexes, triplexes, fourplexes or larger units.

Appreciation by Price Per Total Square Foot

The following chart shows the change in median sales price per total square foot for that city from 2017 to 2018.

Appreciation Rates by City and Year

The following shows the median Appreciation for sold properties in the MLS by year. This uses Sold Price/Total Square Foot instead of just Sold Price.
