Real Estate Agent Initial Call To Seller Checklist

This is the checklist that we use when we are taking or return the first call from a Seller that is considering listing their property. For those that are familiar with my Initial Call Back Script when calling back Sellers as a Real Estate Investor or Real Estate Entrepreneur, you can think of it as the Real Estate Agent version of that.

  1. You can use a Property Information Sheet to gather the information about the Seller and the property if you’d like or, if you prefer, use a sheet of paper to make notes.
  2. Ask for the following information:
  • What is your name? You’re actually looking for the names of the people that own the property even though we are asking for the name of the person we’re speaking to.
  • What is the address of the property you’re looking to sell?
  • What is your mailing address?
  • What are the names of the owners of the property you’re looking to sell? Who makes the decisions related to the property?
  • What is the best phone numbers to reach you? Is that your work number? What is your work number? Mobile? Home?
  • What is your fax number?
  • What is your email address?
  • Why are you looking to sell?
  • When do you need to move?
  • Could you describe your house to me?
  • How many bedrooms?
  • How many bathrooms?
  • What is the total square footage? Is all of that finished? Basement square footage?
  • What style is your home?
  • What is the size of the lot?
  • How long have you owned your home?
  • When you bought your home, what about it made you buy it? What features did you like?
  • Have you done any updating to your home since you bought it?
  • What are you going to be asking for the property?
  • Have you had an appraisal? How long ago?
  • Have you refinanced the property recently? Are you considering refinancing the property as an alternative to selling?
  • What do you owe on the property? First mortgage? Second? Third?
  • What three things are you looking for in a Realtor?
  • Are you interviewing any other real estate brokers for this job? When are they being interview? Who? What company? What day/time?
  • Have you considered selling For Sale By Owner?
  • How did you get my name?
  • Briefly explain to the Seller what the next steps are (call them back, schedule an appointment now, send them a pre-listing packet)
  • Thank them for their call and get to work.
