Use the Real Estate Agent Listing Add To MLS Checklist when you have a new listing and you want to add it to the MLS service. This is usually done right after you sign an Exclusive Right-To-Sell Listing Contract.

Entering Into IRES

  • While out on your listing presentation you should have completed the “IRES Residential Detached Input Form” or “IRES Residential Attached Input Form” with the help of your seller so that you have all the information you need to enter the property into the MLS.
  • When preparing for your listing you should have already made a PDF of all the prior MLS listing sheets.
    • You may want to double check information provided by your seller, combined with your knowledge and the prior MLS listing sheets when entering the property in the MLS.
    • It may be helpful to print the prior MLS sheetings if you do not have two monitors and have the screen to enter the new property on one and the prior MLS listings sheets on the other.
  • Input listing into the IRES MLS
    • If you are a member of the National Association of Realtors®, then make sure you select the option to syndicate your listing out to Realtor.com as it is not something you can do as part of the Real Estate Agent Listing Syndication Checklist.
    • When I get to the section asking me for phone numbers for scheduling showings I usually:
      • Enter listing into “Real Estate Resources Center” for scheduling showings
      • Phone number for “Real Estate Resources Center” is (303) 302-3523
  • Save PDF copy of MLS Listing Sheet using filename of “YYYY-MM-DD – 1234 Main St – MLS Listing Sheet.pdf” to Dropbox folder in Seller Files > Active > SELLER NAME >
  • Upload PDF of MLS Listing Sheet to Basecamp in the category “Listing Documents”
  • Upload “Square Footage Disclosure” to IRES MLS for listing
  • Upload “Lead-Based Paint Disclosure” to IRES MLS for listing
  • When I receive it back, upload the “Seller’s Property Disclosure (Residential)” to IRES MLS for listing
  • Upload “Closing Instructions” to IRES MLS for listing
  • Upload photos to the MLS (as many as the MLS will accept since photos help sell properties)
  • Upload “Mold Disclosure Addendum” to IRES MLS for listing
  • Upload “Source of Water Addendum” to IRES MLS for listing
  • IN FORT COLLINS: Upload “Occupancy Limits Disclosure Statement For Property Sale” to IRES MLS for listing
  • IF SHORT SALE: Upload “Short Sale Addendum” to IRES MLS for listing
  • Upload executed “Definitions of Working Relationships” to Basecamp in the category “Pre-Listing Documents”
  • Upload executed “Exclusive Right-To-Sell Listing Contract (All Types)” to Basecamp in the category “Listing Documents”
  • Upload initialed “Estimated Residential Net Sheet” to Basecamp in the category “Pre-Listing Documents”
    • Some title companies are willing to create the or a couple variations of the “Estimated Residential Net Sheet” for you in advance of your listing presentation.
  • Upload signed “Closing Instructions” to Basecamp in the category “Listing Documents”
  • Upload signed “Square Footage Disclosure” to Basecamp in the category “Listing Documents”
  • Upload signed “Mold Disclosure Addendum” to Basecamp in the category “Listing Documents”
  • Upload signed “Source of Water Addendum” to Basecamp in the category “Listing Documents”
  • Upload signed “Lead-Based Paint Disclosure (Sales)” to Basecamp in the category “Listing Documents”
  • IN FORT COLLINS: Upload signed “Occupancy Limits Disclosure Statement For Property Sale” to Basecamp in the category “Listing Documents”
  • IF SHORT SALE: Upload signed “Short Sale Addendum” to Basecamp in the category “Listing Documents”
  • IF SHORT SALE: Upload signed “Seller Financial Distress Supplement To Seller Addendum To Exclusive Right-To-Sell Listing Contract” to Basecamp in the category “Listing Documents”
  • IF SHORT SALE: Open short sale processing file with the title company that will be handling the short sale.
  • When I receive back completed “Seller’s Property Disclosure” upload that to Basecamp in the category “Listing Documents”
  • When I receive back completed “Seller’s Property Disclosure” upload to IRES MLS for listing
