Real Estate Wholesaler

A Real Estate Wholesaler (often just called Wholesaler) is someone who controls property and sells their rights in a property for a property. This is often, but not always done, without actually closing on the property which often means it can be done without funding the deal at all.

Wholesalers will often work as Team Leaders growing a team of Bird Dogs, other Wholesalers, Real Estate Entrepreneurs and other key Dream Team members like those listed on the Wholesaler Dream Team Checklist.

James often hires Wholesalers as Team Leaders to run teams using his Team Leader Daily Checklist in an assigned city, but the same Team Leader Daily Checklist can be used by anyone interested in growing, managing and running a team. Real Estate Wholesaler Daily Follow Up Checklist

As part of your daily Dream Team Checklist you should use the following as a guide for making contact with key Dream Team members like other Real Estate Wholesalers:

  • Log into your Highrise account.
  • Click on the “Tags” tab and select “Real Estate Wholesaler” (or the Highrise Tag you decided to use to denote Real Estate Wholesalers).
  • If you do not have any or you want more, use Business Networking or Marketing For Wholesalers to find additional ones to add to your Dream Team.
  • Process each contact record with that tag:
    • You should make contact at least once a month to keep “top of mind awareness” to maximize referrals and look for new opportunities between you.
    • Other Real Estate Wholesalers may have deals that do not fit their criteria or that they cannot buy due to limited resources that might be good for you.
    • They may have referrals of key Dream Team members for you like new Hard Money Lenders, investor oriented Real Estate Agents or Property Managers.
    • They may be looking for deals that you may be able to wholesale to them. They may be willing to wholesale your wholesale deals to their buyers list.
    • They may be able to help improve your strategies and parts of these systems to perform better in your local market.
    • Update your notes in Highrise for that contact.
    • Update or create a new task in Highrise for the next time you'd like to follow up if you do not hear back from them.
    • If it has been more than 6 attempts at contact with no replies, consider removing them from your contact list in Highrise.

Wholesaler As Poor Marketing Method

Hiring a Real Estate Wholesaler can be considered a Poor Marketing Method since you really pay Real Estate Wholesalers when they find deals for you (and their Wholesale Fee can often be included in your financing especially when using Hard Money Loans).
